Successful commercial real estate purchases and sales are inseparably related to “the market.” What is real estate worth? In commercial real estate, rarely are two properties alike. Appraisals attempt to place value on properties based on their age and lifespan, cost to build, the sale of comparable properties, and their money-making ability.
But the aspect of "the market” that appraisals may leave incomplete is a synopsis of the local and regional real estate atmosphere and trends. Many potential investors lament over lost opportunities: “I could have bought that land (or building) for $XXX,XXX a couple of years ago.” But the best investors focus their energy on envisioning what the market will become.
Andy Homeyer has a growing knowledge of the local real estate market. His yearly schedule includes courses in market and financial analysis and the ever changing-taxation environment. Plus, Andy is in constant conversation with others who are active in the local real estate environment.
Andy specializes in the purchase and sale of land, commercial buildings, and businesses of a small to medium size. In assisting clients in selling, his goal is to understand the “highest and best use” (resulting in the most profitable sale) of a parcel of land or a building, price it appropriately, and market it to the appropriate target market for that property. In purchases, the emphasis is on present value and potential for profitability.
Andy is continually developing a regional network of professionals in the financial, tax, construction, land planning, appraisal, and legal fields to support his consultation with clients.
